What is home staging?

According to the Real Estate Staging Association (RESA), home staging is “the act of preparing and showcasing a residential or commercial property for sale”.  The purpose of staging is to enhance a property’s best features, minimize selling time and maximize the selling price.

Why should I stage my house?

If the goal when listing your property is to sell faster and for maximum profit, then staging is a must!  On average, a staged home will sell for 6.7% more than an un-staged house (according to a recent National Association of Realtors study)It is estimated that 90% of prospective buyers search online for homes prior to visiting a property, so it’s critical that your property makes a strong first impression online — home staging will do that.

Transcend Staging & Interiors stages both vacant and occupied properties — from small condos and tiny homes to multi-million dollar mansions. Simply put, every property can benefit from being professionally staged.

How much does home staging cost?

Home staging is an investment, not an expense. Staging fees vary greatly depending on the size of the property and amount of furniture, art & accessories that are required to best showcase the property.  99% of the time, the cost of staging is significantly less than a price reduction.

The cost of not staging will strongly outweigh actual staging costs, especially when carrying costs such as mortgage payments, interest, utilities, taxes, insurance, etc. are factored into the equation.  According to the National Association of Realtors (NAR), the average staging investment generates a return of 8% to 10% and sells your home faster.

Who pays for staging?

Generally, the homeowner or the builder will offer a full staging package.  Many realtors will offer their clients a “walk and talk” consult when they receive a new listing.  However, builders, realtors and homeowners are increasingly partnering together and sharing the staging costs as part of a broader competitive marketing strategy.

Is decorating the same as home staging?

Absolutely not.  Decorating is about personalizing a home to suit the specific tastes of the homeowner.  Home staging is about depersonalizing a home and creating a customized design plan that enhances the positive features in a house and creates an emotional connection that appeals to the widest number of potential buyers.

How long should it take to sell my house after it’s staged?

There are many factors that will affect how long it takes for a house to sell, including: The current state of the real estate market as well as the local or national economy, price, location, and condition of the property.

Statistically, a professionally staged home will spend 73% less time on the market. In controlled tests selling identical homes that are professionally staged vs. those not staged, the non-staged houses sold in 102 days while the staged houses sold in 45 days (Real Estate Staging Association).

Absolutely!  Our team will show you how to keep your home looking its best during showings and open houses.
